2025 Market Forecast: Why

Welcome to this week's Monday Morning Coffee Talk!

I just returned from the 2025 Market Forecast meeting, where the top economists of the State of Texas—from a firm with over 50 years of experience—shared their insights. The core message for the Austin and Texas real estate market is one of stability:

2025 is slated to be very similar to 2024.

This might not sound like big news, but in the world of real estate, stability is excellent news, especially after the uncertainties we faced last year. Here is a breakdown of what the 2025 forecast means for you as a buyer or seller.

The Good News: Comfort and Clarity

During 2024, many people hesitated, waiting to see if interest rates would dramatically come down or, conversely, shoot back up. Now, we have a clear picture:

  • Unemployment is Down: The economy remains strong.
  • Inflation is Stabilizing (but still up): This means the Federal Reserve is not likely to make any sudden, drastic moves with interest rates.

People are starting to get comfortable with the current financial landscape. This comfort is what unlocks activity in the market.

Opportunity in a Stable Market

What does this comfort and clarity mean for those who need to buy or sell a home in 2025? It means the market belongs to the strategic actors.

The people who absolutely need to buy—whether they are moving for a job, downsizing, or upsizing—are not waiting for a mythical rate drop. They are acting now because they recognize two key advantages:

1. Leveraging Lender Incentives

Smart buyers are taking advantage of the incentives currently on the table, such as lenders offering point buy-downs. This allows them to secure a lower rate right now without waiting for a national trend that may not materialize quickly.

2. The Golden Rule of Inventory

During the period of rate uncertainty, many sellers were scared to list their homes. This hesitation led to an inventory shortage. Now, as the market normalizes, we are seeing more inventory come back online.

This shift means:

  • More Opportunity: More options for you to choose from.
  • Better Prices: With increased inventory, the frenzy and steep price hikes cool down, allowing you to negotiate a better deal.

Remember the golden rule: you make your money when you purchase. Buying at a lower price point today is the clearest path to realizing appreciation and building equity in the future.

The Bottom Line: Austin is Solid

Austin is going nowhere. The demand is stable, and the economy is strong. 2025 is slated to be a more normal year, and normal is the perfect time to make your move.

Let’s grab a cup of coffee and make normalcy work for you!
