Austin-area home sales increase in July
Positive sales growth and tighter inventory point to continued buyer activity across Central Texas.
AUSTIN, Texas — The Central Texas housing market continued to show positive momentum in July 2026. Across the Austin-Round Rock-San Marcos MSA, residential home sales increased 4.4% year-over-year to 2,739 sales.
The median sales price remained relatively stable, increasing 1.0% to $435,000, while total sales dollar volume climbed 6.9% to more than $1.6 billion.
Pending sales also increased 4.1%, while active listings declined 9.9%, suggesting buyers remain active even as available inventory tightens.
According to Unlock MLS Market Research Advisor Vaike O'Grady, July's numbers reflect continued market momentum, with transactions moving forward and prices holding relatively steady despite elevated mortgage rates.
The broader outlook for Central Texas also continues to benefit from major economic investments throughout the region, which are expected to support jobs, population growth and long-term housing demand.

JULY MARKET TAKEAWAY

At the same time, relatively stable pricing means buyers still have opportunities, while sellers need to focus on strategic pricing, presentation and positioning to compete effectively.
