I've said this before, but it's worth repeating: when you're talking about real estate, especially in a dynamic market like Austin, you should completely ignore the huge national or world news reports you see on major media outlets.
Why National News is Lagging and Misleading
The problem with big, sensational media headlines is that they tend to be lagging and not current.
A major national story about the "housing crisis" or "market crash" is painting with a brush that is simply too broad to be useful to you. It might be true for a sprawling metro area, but it completely misses the reality of your street.
Where to Focus Your Attention
When you want to know if the market is good—whether you are buying or selling—you need to narrow your focus dramatically.
Instead of looking at the big picture of Austin, Texas, or the national average, we need to focus on:
- Your Local Area
- Your Specific Neighborhood
- Your Subdivision
This micro-level data is what truly determines your home's value, the demand it will receive, and the speed at which it will sell. A house selling in one subdivision on a specific day can have a completely different outcome than one just a mile away.
