We are currently in a more normalized market. This means the days of automatic bidding wars, regardless of the property's condition, are over.

If your house is not picture-perfect and not priced correctly, you're going to see it sitting on the market. In this environment, sitting on the market is wasting time and leaving money on the table.

Pricing Correctly Creates a Bidding Advantage

The interesting thing is that we're still seeing multiple offers—but only when a property is priced strategically.

When you price your house correctly, you become the "bell of the ball." This immediately gives you significant seller power in negotiations.

  1. Multiple Options: When multiple buyers are interested ("You like my house? You like my house?"), you have options.
  2. Negotiating from Power: You can approach the highest offer, confirm you've priced the home correctly based on value, and stand firm: "I'm not going to negotiate any further." You have the leverage of knowing others are waiting in the wings.

Maintaining Control After Going Under Contract

Even after you go under contract with one buyer, that buyer knows that you've got "ladies in waiting."

This puts you in a much stronger position to negotiate any issues that may arise during the inspection or appraisal process. You are more structured in a position of power, which is exactly what you want when selling your home.
